COIT Cleaning and Restoration
COIT Cleaning and Restoration specializes in cleaning and related services. COIT provides these services to both home and residential clients.
Number of Locations
COIT is smaller in size (but not in the range of services it offers) than many of its competitors. Whereas many national cleaning companies have 400-500 locations, COIT has around 100 locations, all throughout North America.
As befits a company founded by a dry cleaner, and driven in early years by innovation in drapery cleaning, COIT has a strong focus – and expertise – when it comes to residential cleaning. However, it has consistently broadened its range of services to reflect trends in home and commercial design. For example, in 1992, it added HVAC cleaning services, and in recent years it has added hardwood floor cleaning and outdoor concrete power washing as both have become more common flooring types.
The overall list of services offered are:
RESIDENTIAL CLEANING SERVICES
Unlike many of its competitors, COIT is first and foremost a cleaning company (many other companies in the industry offer cleaning as a secondary service). The types of cleaning they offer for your home are:
❏ Air Duct/HVAC systems cleaning
❏ Rug and carpet cleaning
❏ Drapery, curtains, and blind
❏ Concrete and stone
❏ Tile and grout
❏ Hardwood flooring
❏ General furniture cleaning
COMMERCIAL CLEANING SERVICES
Like residential cleaning, COIT also provides services to commercial operators. Many of these involve general cleaning services:
❏ HVAC duct cleaning
❏ Carpet cleaning
❏ Drapery, curtains, and blinds
❏ Tile and grout
❏ Area rugs
❏ Stage drapes and fireproofing
❏ Concrete and natural stone
RESTORATION AND EMERGENCY SERVICES
Not only does COIT offer ongoing cleaning services, but it also provides emergency restoration services. COIT has a 24/7 emergency helpline, meaning that if you require the following services, you can access them at any time of day or night.
These services include:
Unlike many companies of a similar size, COIT is an LLC. 10% of the company is still owned by the Kearn family who founded the company in 1950. The direct family involvement and the company’s structure both mark it as unique.
RATINGS AND REVIEWS
BBB RATING: A+
The Better Business Bureau’s rating for COIT is A+.
PROS AND CONS OF USING COIT
Although COIT is smaller than its competitors, it has a strong niche in the field of cleaning and remediation. Most of its services are ongoing cleaning services (such as weekly office or home cleaning services), an area in which competence and expertise truly differentiate companies from one another.
Moreover, the fact that many of the services are ongoing gives scope for a direct comparison between companies – in comparison with emergency services, which don’t allow for easy comparisons.
COIT is a company founded on cleaning services, which gives them a major advantage in terms of expertise, operations, and processes. Using COIT gives the following advantages:
While being a smaller company can have its advantages in terms of consistent service, it can have the opposite effect in terms of reach.
Considering exclusively the services provided, COIT receives the highest rating on our five-point scale.
This rating is driven by an extremely strong set of online reviews – including that from the Better Business Bureau. Its relatively tight control over services offered and over its local branches brings a strong consistency of performance.
When combined with the many years of expertise and the knowledge base that comes from decades of cleaning services, this creates an extremely competent company. The gradual expansion of new services does not compromise this, partially because COIT remains always connected to its existing sphere of knowledge. COIT is rated as our best small operation water damage restoration service.
COIT is a relatively old company compared with its competitors, dating from 1950. Like many other companies in the cleaning and restoration field, however, COIT started in a slightly different niche than the one it ended up filling.
In 1950, Louis Kearn, a General Manager at a company called West Coast cleaners in San Francisco, left his role and formed a business called COIT Services, Inc. This was a dry cleaning store that operated in one single location. From this basis, Kearn expanded his offerings to drapery and other forms of curtains.
The huge demand in the local area soon led to this becoming his primary offering. Kearn ran with this niche and began to innovate, eventually holding a number of patents related to efficient and thorough cleaning of drapery. In 1952, Kearn also began to offer (and advertise) a satisfaction guarantee; this was extremely rare at the time and served to increase the dry cleaner’s business.
In 1963, COIT opened the world’s first store dedicated exclusively to drapery cleaning. This was located in the town of Burlingame, California. Around the same time, COIT started franchising out its stores.
The first franchise was located in Eureka, California. Very quickly the company expanded, and by the 1970s, there were 155 locations. COIT also began expanding laterally, offering further services, broadening out to things like carpet and upholstery cleaning.
In the 1990s, the company continued to increase its range of services, bringing in HVAC cleaning, tile and grout cleaning, and hardwood floor cleaning and refinishing. This broadening of services continued as COIT bought Superior Restoration, Inc. in Seattle, Washington. This brought them into the market of fire, smoke, and water damage restoration services. Superior Restoration’s expertise soon allowed COIT to train its managers and franchises in these services and the company continues to grow.
COIT experienced two notable sexual harassment lawsuits – one in the 1990s and one in the 2000s. Although these issues seem not to be connected with one another, and both issues have been settled, it certainly proved problematic for many potential consumers. Despite this, however, COIT has continued to grow throughout the past decades, and the lawsuits seem now more like an unfortunate blip rather than something that could derail the entirety of the company.
HOW COIT OPERATES
The fact that COIT was the first company to offer a satisfaction guarantee is something that it is rightly proud of. COIT continues to trumpet this and places satisfaction at the heart of its branding.
In fact, COIT still offers the same satisfaction money-back guarantee. Although the casual consumer may not know of its historic connection with COIT’s origins, it clearly demonstrates a business that is confident in what it does.
COIT operates as a franchise model, selling to more than 100 franchisees around the world.
ULTIMATE SELLING POINT
COIT’s key USP is the niche in which it operates – namely that of cleaning services, particularly carpets, upholstery, and drapery. Over the last seventy years, COIT has served over 12 million customers in this niche.
Indeed, although COIT has expanded into areas such as restoration and remediation, its bedrock is still this niche (which is relatively free from competition) and it continues to innovate and commit R&D funding. As the company grows, it has remained true to its roots in what makes it unique.
COIT as a business is one that is likely to grow in the future. Unlike other national cleaning companies, many of which expanded into the niche as a secondary service, COIT is rooted in the world of cleaning and has consistently demonstrated expertise in the field.
Although COIT is a totally different company than the one that patented technology for cleaning, the fact that it has this heritage clearly demonstrates that it is a company to be trusted in this field.
For the consumer, knowing that COIT has this expertise and history in cleaning services is (rightly) reassuring.
As COIT is smaller than many of the big national chains, it is easier to exert centralized control over its processes. In comparison with a 400-500 franchise operation, COIT can better train its operators and can ensure that its operations are standardized throughout the business.
This makes it a strong option for any private individual or business looking for ongoing, expert cleaning services. Certainly, this is born out by its online reviews and its rating from the Better Business Bureau. Customer satisfaction and trust are both extremely high, and those are metrics that suggest a well-run business, with strong operational control and reliability.
